What Are You Actually Looking At?
Before choosing a solution, identify what the damage is. Different problems require different approaches and applying the wrong fix wastes money.
Surface cracks that do not run through the full depth of the slab are usually a resurfacing or surface repair candidate. They are a cosmetic and surface integrity issue, not a structural one. If the slab beneath the cracks is still stable and level, resurfacing is often viable.
Cracking through the full depth suggests the slab has moved or the sub-base has failed. Resurfacing over a structurally compromised slab is money wasted – the new surface will crack along the same lines within months. This situation requires a proper assessment to determine whether removal and replacement is necessary.
Spalling is the flaking or pitting of the concrete surface, where chunks of the surface layer break away. It is caused by freeze-thaw cycles, chemical exposure or low-quality materials in the original pour. Surface spalling can be repaired with the right preparation and resurfacing product. Deep spalling that has exposed reinforcement steel is a more serious matter.
Concrete cancer is the term used when the reinforcement steel inside a concrete slab or structure has corroded and expanded, cracking and spalling the concrete from within. Rust staining on the surface is usually the first visible sign. Concrete cancer repair involves removing the damaged concrete, treating the corroded steel and restoring the surface with appropriate repair mortar. Left untreated, concrete cancer progressively worsens and can compromise the structural integrity of the slab or element.
Sunken or heaved sections indicate sub-base movement. The surface may look repairable but if the ground beneath has shifted, any surface fix will be temporary. KMA identifies sub-base issues before recommending any repair or resurfacing approach.
When Resurfacing Makes Sense
Concrete resurfacing applies a new layer over an existing structurally sound slab, restoring appearance and surface integrity without the cost and disruption of full demolition and replacement.
It is the right choice when the existing slab is level, stable and free of structural movement – but the surface is worn, stained, cracked at the surface level or simply outdated in appearance. Driveways, pathways, pool surrounds and outdoor entertaining areas that have aged but not failed structurally are good candidates.
