The Critical Difference Between Carpark Concrete and Standard Commercial Slabs

Drainage is the issue that separates carpark concrete from every other commercial floor application. A warehouse floor needs to be level. A carpark floor needs to drain – and draining correctly means careful engineering of falls toward drainage points while maintaining a surface that vehicles can use safely.

KMA designs drainage fall into every carpark slab before the formwork goes in. The fall direction, gradient and drainage point locations are confirmed against the structural engineer’s drawings before a single peg is placed. Getting this wrong means water pooling at the wrong end of the carpark, running under expansion joints or sitting against walls and waterproofing membranes – all of which cause problems that are far more expensive to fix after the fact than to design correctly from the start.

Surface hardener is the second factor. Standard concrete is not hard enough to handle the abrasion of turning tyres and constant vehicle traffic over years of use without surface deterioration. KMA applies surface hardener to carpark slabs as part of the finishing process – building the surface hardness into the slab rather than adding it later as a sealer that will eventually wear off.

Types of Carpark Construction KMA Delivers

At-Grade Carparks

Ground-level carparks for retail centres, industrial facilities, commercial properties and residential developments. At-grade carpark slabs require correct sub-base preparation, drainage falls toward collection points, appropriate joint placement and surface hardener. Where the carpark exits to the road, council-approved vehicular crossings and kerb laybacks are required – KMA handles these as part of the scope.

Strata Carpark Floors

Ground-floor strata carparks in apartment and mixed-use developments are one of the most common carpark concrete applications across Sydney. These jobs run within tight construction programmes alongside multiple other trades. KMA coordinates directly with the project manager to ensure the carpark slab is poured and finished on programme – ready for line marking and any waterproofing works scheduled behind it.

Podium and Basement Carparks

Podium carparks sit above ground level and are structural slabs that form the base of the building above. Basement carparks sit below ground and require careful coordination with waterproofing systems that protect the concrete from below-ground moisture. KMA works with your structural engineer’s drawings and waterproofing subcontractor specifications to ensure the concrete scope is delivered correctly within the broader building envelope.

What Comes After the Concrete Pour

A finished carpark slab does not operate on its own. Line marking, bay numbers, directional arrows, disabled parking designations and fire hydrant zones all need to go onto the surface after the concrete has cured. The quality and levelness of the concrete surface directly affects how cleanly line marking can be applied – and a poor surface means poor line marking that wears off quickly.

KMA pours carpark slabs to a surface finish that line marking can be applied to directly. If waterproofing is required on the slab surface – typically in basement or podium applications – we coordinate our finishing schedule with the waterproofing contractor to ensure the surface is prepared correctly before they arrive on site.

Load and Thickness Specification

Carpark concrete thickness and reinforcement specification depend on the intended vehicle loading. A residential strata carpark used by passenger vehicles has different load requirements to a commercial carpark designed for delivery vehicles or a rooftop carpark on a retail development.
