Commercial concrete flooring in Sydney is specified to operational load, not poured to size. The mix grade, slab thickness, reinforcement, joint layout, surface finish and flatness tolerances all need to be locked in from the engineer’s drawings before the concrete truck arrives. A pour that misses any one of those holds up every trade behind it on the programme.

Picture this. The racking installer arrives on site two weeks after a commercial pour that went perfectly on the day. He pulls out a level, walks the floor, and shakes his head. The surface is out of flatness tolerance. Racking cannot go in until it is remediated. The shopfit cannot start. The programme moves out by two weeks and every trade sitting behind that moment moves with it.

That is not bad luck. That is what happens when commercial concrete flooring gets treated the same way as a house slab.

What Is Commercial Concrete Flooring?

Commercial concrete flooring is a structural floor system engineered to carry a defined operational load: forklift wheels, pallet racking, sustained vehicle traffic, heavy foot traffic, or food-grade drainage and hygiene requirements. It is not a residential slab scaled up. The specification is built from the ground up around what the floor needs to carry and who will be working on it every day.

The difference between residential and commercial concrete work runs through every layer of the job. A residential slab is designed for household loads with loose tolerances, because nobody is installing precision racking or running reach forklifts on it. A commercial floor is designed around measured numbers: mix grade, slab thickness, FF and FL flatness tolerances, reinforcement schedule, joint spacing. Every one of those numbers comes from the structural engineer’s drawings and every one has a consequence if it is wrong.

A concreter who quotes a commercial job without reading those drawings is guessing at half the specification. On a residential site that is mostly fine. On a commercial site it is how you end up with a floor that stops your programme for a fortnight and starts a conversation nobody wants to have.

How Much Does Commercial Concrete Flooring Cost in Sydney?

Commercial concrete flooring cost in Sydney depends on three things: floor area, specification complexity, and site access conditions.

As a general guide, a straightforward commercial floor pour in Sydney sits between $80 and $130 per square metre for supply and placement, depending on slab thickness, mix grade, reinforcement requirements and surface finish. Warehouse floors at the heavier specification end of the range cost more than a standard retail ground floor. Projects requiring a laser screed for large-area flatness tolerance, or involving excavation and site preparation, carry additional cost that is scoped separately.

What Does a Commercial Concrete Floor Specification Include?

A commercial concrete floor specification covers six things: slab thickness, mix grade, reinforcement, joint layout, surface finish and flatness tolerances. All six need to be confirmed before the pour begins. Missing any one of them creates a problem that shows up later, usually when it is hardest and most expensive to fix.

Slab thickness in Sydney commercial projects consistently lands in these ranges. Warehouse and distribution floors run 150mm to 200mm depending on forklift class and racking point loads. High-bay racking with reach forklifts typically needs the upper end of that range. Retail fitout ground floors are generally 100mm to 125mm. Carpark slabs sit at 150mm to 175mm with drainage fall requirements built directly into the structural design. Hospitality and commercial kitchen floors are typically 100mm to 125mm, but in those environments the drainage fall, joint placement and surface finish matter more than the thickness number.

Mix grade for most commercial floors in Sydney is N32 or higher under AS3600. Some warehouse applications specify N40 where surface hardness and abrasion resistance under forklift traffic are critical. Once the engineer has specified the mix, it is not a variable that gets adjusted on the day.

Floor flatness and levelness tolerances are the specification items that catch projects out most often. FF and FL are measured values, not approximations. On a warehouse floor, being outside the specified FF tolerance causes racking installation failures and forklift stability problems at height. On a retail floor it creates shimming requirements for the shopfitter before a single fixture goes in. KMA pours to the FF and FL tolerances written in the project documents. For larger commercial pours that requires a laser screed. It does not happen reliably with a straight edge and experience alone.

Reinforcement follows the engineer’s schedule. Commercial floors carry loads that residential mesh specifications were not designed for. Substituting or skipping reinforcement items is a structural decision, not a cost decision, and it is not one that gets made on site.

Joint layout is about controlling where the slab cracks as it cures, because concrete shrinks and cracking is inevitable. The question is whether cracks appear in saw-cut control joints placed by design or randomly across the finished surface. Getting the joint pattern wrong means cracking through a polished or sealed surface and joints landing in operationally wrong places: through a racking bay, across a food prep zone, under a display fixture. On retail and hospitality projects joint placement needs to be co-ordinated with the fitout layout before the pour.

Which Surface Finish Does a Commercial Concrete Floor Need?

The right surface finish depends entirely on what the floor will be used for and what goes on top of it after the pour. Specifying the wrong finish is one of the most common and most avoidable errors on commercial concrete flooring projects.

Power trowel finish is the standard for warehouse floors and any application where the concrete is left exposed or receives a penetrating sealer. It produces a dense, flat, tight surface with good abrasion resistance. This is the right call for the majority of Sydney commercial concrete floors and what KMA delivers on most warehouse and industrial pours.

Broom finish is for ramps, outdoor hardstands and areas where slip resistance under wet conditions is the priority. It is not appropriate for indoor commercial floors receiving a coating or covering of any kind.

Epoxy-ready finish requires the surface not to be over-trowelled. An overly smooth surface causes adhesion failure in the epoxy system applied on top. KMA needs to know the coating product and system at the quoting stage, not when the coating contractor arrives on site and finds a surface they cannot bond to.

Tile-ready finish requires the correct surface texture and tolerance for the adhesive system. Over-trowelling causes tile failure. Under-tolerance on flatness causes lippage in the finished tile line. The concreter needs the tile specification before the pour.

Commercial kitchen and food service floors are a distinct category with requirements that sit outside a standard commercial pour. The drainage fall needs to be built directly into the slab design, typically 1:40 in wet process areas and 1:60 in lower-risk wet zones. Joint placement has to allow the floor to be properly cleaned under food safety requirements. The surface finish must not harbour bacteria or create cleaning difficulties. Commercial Concrete Flooring vs Other Options: Which Is Right?

This question comes up on most commercial builds, particularly where the client has an opinion about finishes or the builder is weighing up options early in the design stage.

Commercial concrete flooring vs epoxy flooring. Epoxy is a coating applied over a concrete base, not a flooring system in its own right. A poor base slab produces a poor epoxy result regardless of the coating system or the contractor applying it. If your commercial floor is receiving an epoxy coating, the concrete specification underneath it is the single most important factor in the end result. Get the slab right and the coating has a surface worth applying to. Get it wrong and the coating cannot fix it.

Commercial concrete flooring vs polished concrete. Polished concrete is not a different type of floor. It is what a specialist diamond grinding contractor does to a concrete slab after it has fully cured. The quality of the polished finish is determined almost entirely by the quality of the base slab underneath it. A flat, tight, well-cured power trowel finish produces an excellent polished concrete result. A wavy, porous or poorly cured base produces a mediocre one regardless of the equipment used. If the floor will be polished, both the concreter and the polishing contractor need to agree on the base slab specification before anyone pours anything.

Commercial concrete flooring vs tiles. A tiled commercial floor needs a concrete base poured to the correct tolerance and finished at the right texture for adhesive bonding. Over-trowelling the surface creates adhesion failure in the tile system. The concreter needs to know the tile specification and adhesive system before the pour.

Commercial concrete flooring vs vinyl, carpet or linoleum. For warehouse, food service and high-traffic commercial environments this is not a close comparison. A properly specified and poured concrete floor lasts 25 to 30 years with basic maintenance. Vinyl, linoleum and carpet in those same environments carry replacement cycles of seven to ten years and higher ongoing maintenance costs. Over any meaningful commercial timeframe the lifetime economics of concrete win. The higher upfront cost of a correctly specified commercial concrete floor is typically recovered within the first replacement cycle of the soft floor alternative.

How Long Before the Next Trade Can Start After a Commercial Pour?

The pour date is not the only date that matters on a construction programme. What matters is when the floor is ready for the trades sitting behind it.

Under normal Sydney conditions, light foot traffic is possible within 24 to 48 hours of the pour. Fitout installation and structural loading requires a minimum of 7 to 14 days for standard mixes, always governed by the engineer’s specification rather than convention or what was done on the last job. Polishing requires a minimum of 28 days for the slab to reach sufficient cure before diamond grinding begins. Loading racking or heavy plant earlier than the specification allows risks surface damage and long-term structural performance issues.

Weather changes these numbers more than most builders plan for. A summer pour on an exposed slab in western Sydney needs active curing management immediately after trowelling. Wet hessian or curing compound needs to go on without delay to prevent rapid moisture loss from wind and heat. A winter pour in a sheltered building behaves very differently. Both scenarios affect the follow-on trade timeline and both need to be confirmed at quote stage, not on pour day when it is already too late to adjust the programme around them.

Who Should Be Doing Your Commercial Concrete Flooring in Sydney?

Not every concreter who can pour a house slab should be quoting your commercial floor. The questions to ask before you book a crew are direct ones.

Do they have a current NSW contractor licence for commercial work? Have they read the engineer’s drawings and quoted from them, or are they quoting from a floor area and a gut feel? Do they operate with their own crew or do they subcontract the pour to whoever is available? Can they confirm the specific FF and FL tolerances they will pour to?
